Healthiest housing markets for 2010

Are we beginning to see housing rebound? According to a study by Hanley Wood Market Intelligence there are 20 housing markets in the nation that will rebound before others.

Ranking high on the list are Washington-Arlington-Alexandria, DC-VA-MC-WV at #8, and Richmond, VA took the #12 spot. Ladysmith Village is located south of Washington DC, just 25 miles north of Richmond.

The article states that markets poised for a rebound are places where house prices never got out of hand, cities where a diverse and progressive employment base drives job creation, and towns that continue to draw population despite the economic recession.

Hanley Wood found that the median price of a home in the DC metro was $290,580. Unemployment is expected to remain below 7%. As well building permits are forecasted to rise by 25% in 2010 meaning more new homes will be available for buyers.

In Richmond, the study states that the median price of a home is $198,000 and fell only 5% in 2009. The region boasts a below average unemployment rate of 8.4% at year end, with employment expected to rise in 2010. As well, building permits are expected to rise by about 10% in 2010
